How do I sign up through the Wealth Migrate platform as an individual?

  • Confirm your country of residency, as well as self-attestation by confirming your investor category.

Complete your profile and get KYC verified as an individual

STEP1:

  • Once signed into your account, navigate to the top right-hand corner and click on 'your profile'.
  • Complete sections one to four, click on 'save and continue' after each section.

STEP2:

In section five of 'get verified', you will be required to upload the following KYC documents:

  • two (2) forms of identification: a colour copy of your valid Passport, ID, and/or driver’s licence.
  • a recent proof of address, no older than three (3) months, either a utility bill, mobile bill, or a Council Tax bill.
  • bank statements will not be accepted as proof of address.
  • a recent, full page bank statement, no older than three (3) months.
  • credit card statements are not accepted as official bank statements.

STEP3:

  • Click on the 'get verified' button at the bottom of the page to progress your profile to 'pending verification'
  • The KYC Team will be doing the preliminary cross-reference checks and provide feedback with amendments via email if necessary or submit your profile to our wallet service provider for verification.

STEP4:

  • You will receive an automated email once your profile has been verified and your KYC status will change from red to green, confirming that you are now verified and able to fund your wallet remotely.

Fund your wallet

STEP1:

  • Once signed in, navigate to the wallet icon on the left-hand pane.

STEP 2:

  • Click 'deposit funds' to view the bank details for your USD currency wallet.
  • It is vital to use your unique payment reference number to avoid misallocation of funds.
    • this is a USD wallet so please ensure you wire USD currency.
    • make use of your preferred financial service provider (FSP) to complete your wire transfer.
  • Should you need assistance creating Lemonway as the beneficiary, kindly contact your FSP/bank for support.

Invest in your chosen deal

STEP1:

How do I sign up through the Wealth Migrate platform through my corporate entity?

Sign up for an account

STEP1:

  • Go to https://platform.wealthmigrate.com
  • An authorised representative of the corporate structure is required to register on the platform by signing in with an email address and creating a password.

STEP2:

  • Once the email address has been verified through the platform, sign into the platform.

STEP3:

  • Navigate to your name in the top-right-hand corner and click on your name, to "create another entity" and then select "company" or "trust".

Complete your profile and get KYB verified as a corporate structure / entity.

STEP1:

  • Once signed into your account, simply click on the box next to your name and select 'trust or company' in the drop-down menu.

STEP2:

Complete the entity’s profile in four (4) stages:

  1. Select country of incorporation.
  2. Complete the trust/company's basic information.
  3. Complete the trust/company's physical address.
  4. Complete the trust/company's bank details and physical address.

STEP3:

  • In section 5, scroll down and click on the 'get verified' button to place your profile on 'pending verification'.

STEP4:

  • Once you have submitted your profile, our KYB team will contact you either by direct call or email to take you through the next stage of the KYB process.

The following documents may be required for submission and we recommend having these ready, if applicable to your company:

  • certificate of Incorporation/registration.
  • official signed copy of company extract showing the current shareholders with shareholding/capital breakdown.
  • colour copy of a valid passport for all shareholders.
  • recent bank statement in the company's name, no older than three (3) months.

The following documents may be required for submission and we recommend having these ready if applicable to your trust:

  • certificate of Incorporation/registration (if applicable).

  • Once your completed company/trust profile has been submitted and the relevant documents have been received by our KYB Team, the preliminary cross-reference checks will be conducted.

  • You'll be provided feedback via email if necessary, or be able to submit your profile to our wallet service provider for verification.

STEP7:

  • You will receive an automated email once your profile has been verified and your KYC status will change from red to green, confirming that you are now verified and able to fund your wallet remotely.

General Questions

How do I withdraw from my wallet?

STEP1:

  • Sign into your profile.

STEP2:

  • Click on the wallet icon in the left-hand pane.
  • Click on 'withdraw funds', the button is in the upper right-hand corner.

STEP3:

  • Enter the amount you would like to withdraw.
  • Keep in mind that you will not be able to withdraw funds that have already been reserved for an investment.

STEP4:

  • You will be required to review and confirm your bank account details to ensure that the funds are transferred to the correct account.
  • Click on 'continue' to finalise your withdrawal request.

Can I cancel my investment?

  • You may cancel your investment up until the deal has been fully funded and is closed on the platform.
  • Please contact your dedicated wealth consultant or our support team at support@wealthmigrate.com.

When can I expect my withdrawal request to reflect in my bank account?

  • The withdrawal process is dependent on your bank account and potential intermediary or correspondent banks being used in the process.
  • During this period, you will not be able to use the funds you have requested for withdrawal towards any investments.

What cost implications are there when I invest through Wealth Migrate?

We value transparency in fee structure and cost. Because of this, Wealth Migrate investors are only charged fees at the point of an investment transaction.

We are committed to limiting our fees to our Wealth Migrate members, by providing a clear and in-depth look at the fees we charge, what they cover, and how they impact you as the investor.

Our fee categories

In summary we charge a 3% Initiation fee for every deal you invest in, plus a 10% profit-share on returns (gains earned on your investment over time)What are you getting in return for the fees you pay, and how does this differ from other marketplaces?

Initiation Fees (3%)

We charge a 3% initiation fee at the start of the deal. If a deal you have invested in does not successfully close, you will not be charged this fee and will receive your originally pledged investment amount back in full. This fee is broken down into three separate service categories:

  1. Platform Services 1%
    This includes the costs of sourcing and completing due diligence on the deal, member services and investor onboarding, in-house operations, maintaining your transactional account (digital wallet and platform transactions), and the ongoing development of our marketplace technology. This component of our fee is set at 1% of each transaction.
  2. Structure Services 1%
    Investing in a deal offshore can be challenging as an individual investor. We do the heavy lifting for you, through the use of global structures. Our structure service fee covers the costs of setting up and maintaining dedicated international Special Purpose Vehicles (SPVs) for each deal. This includes the costs of the lawyers, accountants, advisors and compliance officers required to create and administer these structures. If the deal Sponsor is providing a structure through which you invest directly, we do not charge this fee. With these structures, we are able to provide you a simpler, hassle-free, cost effective and tax efficient investing experience. This fee is usually 0.5% for structured notes that autocall after 6 months. 1.0% for autocalls after 12 months.
  3. Investor Acquisition and Marketing 1%
    As a global marketplace, we operate in many different countries, each with different rules and regulations on marketing our deals to investors. To be able to accept investors from these countries, we are often required to work through regionally-based partners that are licensed by their government regulators. This component of our fee is usually around 1% of the investment amount.

Profit Share Fees

  1. Returns Fee. We have a 10% profit-share fee on returns generated by the investments on our platform. This includes dividends, interest, and any capital gains. Unlike most REITS or funds, we do not charge an Assets Under Management (AUM) fee, and do not charge any Returns Fee if you are not receiving any returns. Simply put: we make money only when you make money. Through this principle we ensure that our interests are aligned with yours.

Fees that match our mission

Historically, investing in a primary market like the USA or UK required significant upfront capital and was limited only to citizens or institutions within those countries. Wealth Migrate was founded on the belief that investing in real estate should be made accessible, no matter your location or capital.

Core to our solution is creating globally compliant investment processes and structures so our members can invest from anywhere in the world. Our fees cover the costs of developing and maintaining the secure, compliant structures and processes that enable our members to invest in these primary markets. Now, investing in USA real estate is as easy for a non-American citizen as it is for an American.

Fees that follow our principles

To keep the costs of these structures as low as possible for our investors, we remove any unnecessary middlemen, automate processes using smart technology, and adhere to our four key principles.

  1. Our fees are transactional. You will not find any automatic ‘annual fees’ or ‘assets under management’ fees with Wealth Migrate. All the deals you invest in are likely to have project management fees already built-in at the deal level by the project sponsor, where the ongoing operational costs of managing the real estate asset will be covered. Therefore, there is no good reason for us to charge an additional annual fee – so we don’t.
  2. Our fees are specific. Not all deals are the same. Some of the deals on the Wealth Migrate platform require us to create a dedicated investment company through which you invest, so that we can give you access to a deal in countries such as the USA or UK. In these cases, we will have a structure fee. When a deal does not require a dedicated investment company to be set up (most often when the sponsor bringing the deal to the Platform has created their own globally compliant investment structure), then we will not charge a structure fee. This will be clearly displayed.
  3. Our fees are transparent. Every time you invest, our fees will be clearly displayed. The fees will be broken down plainly for you to be able to understand what the fees are for.
  4. Our fees are aligned with your interests. We are committed to our mission, which is to make Global Real Estate investing accessible to people from all parts of the world. As a Marketplace, we know our business model is based on a small fee from a large group of people – our global member base. By keeping our fees as low as possible, we can enable you to invest in a larger, more diverse range of investments and create a truly global portfolio.

How do our fees compare to other marketplaces or investment options?

  • We do not charge assets under management fees. In many REITS and funds these can be up to 3% per annum.
  • We do have investor fees, where some other marketplaces don’t. This is due to us not being a simple ‘marketing’ marketplace. Our services include creating a globally compliant structuring solution for investors, removing the need for investors to solve their own investment path for global investments.
  • Traditional fee structures for commercial real estate often include complex calculations based on ‘waterfall’ amounts and ‘carry’. We are committed to simple and transparent fees that are easy to understand.
  • At the point of each investment, our investment calculator shows you all the fees that will be involved through the life of a deal, and calculate the projected returns after fees, taking into account any taxes that may need to be paid in-country. There are no hidden fees or surprises.

What is the impact of our fees on your returns?

Here is an example showing our fees from a typical deal on our platform where an investor invests $100,000 on a deal that pays a 10% annual cash-on-cash return and an IRR of 13.8%.

How long will it take for my account to be verified?

  • Once you have submitted your profile for verification, our KYC team will complete the preliminary cross-reference checks and provide feedback via email, if necessary.
  • If all is in order, your profile and KYC documents will be submitted, to our wallet service provider for verification
  • This process can take 48-72hrs.
  • You will receive an automated email once your profile has been verified and your KYC status will change from red to green.
  • Once your profile is verified, you'll able to fund your wallet remotely.

I am KYC approved, why did I receive an email asking me to update my profile?

  • Your current KYC status is a legacy/interim status, which allows you to fund your wallet, invest, and receive dividends.
  • But it does not allow you to withdraw funds from your wallet.
  • We require you to update your profile and upload your recent KYC documents for verification through Lemon Way, our wallet service Provider.

Why is my profile form locked?

  • Your profile is locked to protect your information.
  • Should you wish to update information under your profile, you will be required to unlock it.
  • Click on the 'get verified' button to move your profile back to 'pending verification'.
  • Our KYC team will complete the preliminary cross-reference checks and provide feedback with amendments via email, if necessary'.
  • Your profile and KYC documents will be submitted to our wallet service provider for verification.
  • This process can take 48-72hrs.
  • You will receive an automated email once your profile has been verified and your KYC status will change from red to green.
  • Once your profile is verified, you'll able to fund your wallet remotely.

When will my distributions be paid?

  • Distribution payouts are deal-specific and are usually paid every quarter.

Can I download reports from the platform?

  • Currently, this functionality is under development.
  • Please contact the Help Desk at support@wealthmigrate.com with your specific request.
  • If you require a tax statement, please advise on the tax period it is required for.

I have signed up to the platform and have received the following message. You have been added to our Member Registry

  • When each investor signs up to our platform, they do ‘self-attestation’ and are prompted to select their investment category status as well as their country of residence.
  • Unfortunately, due to current our regulations, we are unable to provide access to our Platform to all countries and have added you to our Member Registry. Regulations are continuously changing, and we are working with the Regulators to make this available to you. We will notify you as soon as we are able to open our Platform to your country of residence.

I reside in the US and it shows that I am blocked?

  • The essence of our current investment model is that we make use of a specific exemption from the SEC that says that we are not allowed to have US-based tax residents as investors.
  • What this means is that as of right now, we cannot accommodate investors that are US tax residents paying with US-based funds.
  • This is a result of our legally regulated requirement not to enable any USA entity or US-based tax resident to be able to view information onour platform.

Can I invest on behalf of my children and what are the requirements?

  • If your jurisdiction permits minors investing in global offerings, we can assist in opening a wallet for them.
  • Please refer to your respective regulator to advise if minors in your country are permitted to have an investment allowance.

Will I be able to fund my investment using my joint account?

  • Yes, you can fund your investment using your joint bank account.
  • Under your banking information, you are required to complete the 'name of account holder'.
  • Clearly state the details of both parties joint to this account in the field required and ensure this matches your bank statement uploaded as proof of your bank account.
  • The KYC process will only be applicable to the individual who registered their account on the platform.

What currency can I use to fund my wallet?

  • All deals facilitated through your wallet are currently aggregated in USD.
  • Please wire USD only.
  • Any Independent deal's currency will be displayed on the deal-specific product card and during the transaction process.

What currency are my distributions paid out in?

  • All deals are facilitated through the wallet system, with distributions in USD only.
  • When it is an independently structured deal, your deposits are transferred directly to the lister and returned by the lister to the investors.
  • The distribution is paid directly into your bank account and registered under your profile.

What is a wallet and how does it work?

  • A wallet is a virtual/digital transactional account where you deposit your funds to invest and withdraw your distributions.
  • This wallet payment solution is facilitated by Lemonway in compliance with current European regulations.

Reasons why you may not be able to save your information and complete your profile:

  • We recommend using either the Chrome or Firefox internet browsers when using our platform.
  • Unfortunately, users may experience issues on a MacBook when using Safari, if this is not the latest version it can result in not being able to save changes to your profile.

Can I invest through my US LLC?

  • The previous platform used a broker-dealer in the USA to enable Wealth Migrate to accept USA entities. This business model works when we are the company that controls the deal/s.
  • For the evolving Wealth Migrate model, it makes more sense to our investors and our business model, if we do not include USA investors or entities - then we do not need to use a USA broker-dealer.
  • We will be able to assist non-USA investors to invest into USA deals far easier and cheaper if we do not include USA-based investors into the deals as well.
  • The technical rule we are using here is the Reg S Exemption and USA regulators will remove all restrictions and regulations for non-USA investors, if no USA-based investors are investing through the same structure.
  • This means that our previous investors with USA LLC’s will not be able to use their LLC’s for investing in the new Wealth Migrate platform.
