Affiliate Partners earn commission at the moment an offering on the Platform is 'closed'. This occurs when the minimum amount of funds required for the deal to go ahead has been reached, and Wealth Migrate transfers funds to the Real Estate Company or Sponsor and finalizes the legal contract between the parties. Regulation S and Rule 144—The applicable laws are found in U.S. Securities and Exchange Commission (SEC) Regulation “S” (17 Code of Federal Regulations [CFR] Sections 230.901 through 230.905, aka Rules 901 through 905) and Rule 144.​

​Regulation S provides a “safe harbor” to issuers of securities from the registration requirements of The Securities Act of 1933 as long as the offer and sale of securities occurs exclusively “offshore” (defined herein).  ​

​Regulation D—There is no prohibition against bringing foreign investors into a Regulation D, Rule 506 offering.  For each offering, Wealth Migrate aggregates all the investors in an offshore SPV, as well as creating a ‘blocker’ SPV in the USA. Our offshore SPV invests as a single investor into our ‘blocker’ SPV, and it is the ‘blocker’ SPV that invests directly as a single investor into your offering.  

Wealth Migrate is a global marketplace designed to compliment and diversify local fund raising strategies. We specifically do not accept or engage with USA investors to ensure that our Listers have no conflicts of interest with other local partners they engage with for raising capital.​

Wealth Migrate is a global marketplace that accepts offerings from a range of sponsors, other crowdfunding platforms and institutions. For each Lister that we allow to bring deals to our platform, we ensure that they have a robust, documented due diligence process and experienced team. We do not do offering level due diligence, and make it clear through our platform which entity has been responsible for the due diligence on any offering.  

Our blocker SPV is specifically established to deal with withholding tax. Each blocker SPV pays all tax’s due in the USA, as well as paying the withholding tax on distributions to foreign investors. ​

Building a global investor base is along term strategy for ensuring you have diverse strategies for raising capital. Raising funds from global investors is similar to all fund raising strategies – it is often dependent on your relationship with investors, and the degree to which they are familiar and comfortable with your brand and product.

It is for this reason that most first deals on a crowdfunding platform result in small raises.  However, as the investor base becomes familiar with your brand and product, trust is established and future raises become more predictable and easier.  

If you as a Lister are committed to building an offshore investor base, then utilizing the in house functions of the Wealth Migrate platform and driving offshore investors to your own website through your own marketing activities is strongly recommended.

No. Wealth Migrate is a global marketplace, and the investors determine the success of each raise. Like all crowdfunding platforms, the success of each offering is influenced by a range of factors. These include the characteristics of the offering, the degree to which the sponsor is known and trusted, and the quality of the marketing. Our Platform is designed to build your brand and provide you with support to grow your community of offshore investors. We ensure that as a Lister of an offering you are aware on a daily basis of how much funds have been raised, so that you are able to adjust your plans and requirements from other channels.​

A Channel Partner is a person or institution that is licensed to work directly with Investors – such as a Financial Advisor. Channel Partners are required to be legally licensed to market offerings to investors, or provide investor advice to investors. ​

The minimum investment varies for each deal, ranging from $1000 to $10 000. The maximum investment is only limited by the total investment amount available.

When you click on an investment opportunity, you will be taken to the investment details page. On this page, you click on "Invest in this deal" link. You will be prompted to input the amount you would like to invest. The investment amount and fees will be displayed to you. Click "Next" and confirm the compliance statements and investment agreements. Thereafter you will be provided with the bank details where you will need to deposit funds in order to complete your investment. Please be sure to take note of the reference number you are required to use in order for your investment to go through.

Offerings are listed on the Platform by a variety of Sponsors, Real Estate Platforms and brokers, each of which has their own verified due diligence process that meets our detailed requirements. Each offering on our platform clearly states who has brought us the deal, and what due diligence process they use in deal selection. We ensure that each company that brings us offerings is world class.

Wealth Migrate offers its investors direct ownership in exclusive global real estate which has been carefully selected by partners on the ground. These investment opportunities are mostly within niche sections of the real estate market, which allows for greater portfolio diversification. We prefer to offer unique real estate opportunities to our investors, focusing predominantly on commercial assets, industrial developments and larger residential opportunities.

Wealth Migrate lists Offerings from a variety of Sponsors around the world who are qualified trusted partners. Each Sponsor is responsible for managing their own offerings. Each Sponsor is selected based on a range of factors in the diligence process, including years in operation, past performance and the expertise of their team. Detailed information on each Sponsor is included in each offering documentation. This is a vital component of the information investors use to make investment decisions on our marketplace.

The documents required for our KYC verification application are generally country specific, however for majority of countries we require the following documentation:

  • An unedited/unaltered confirmation of Identity (e.g. Identity Document/Card or Passport)
  • A Proof of Physical Address (e.g. examples include a utility bill, mobile phone statement, telephone bill)
  • A confirmation of your bank (e.g. a bank statement)

Investor Security is central to every aspect of our design and operational focus. Every investment has a degree of risk in the underlying asset, and while we cannot remove this risk, we ensure that every controllable risk associated with investing online is accounted for. Our technology systems use the latest security protocols protecting investors information. Our deal structuring ensures a robust, transparent and compliant legal framework for each opportunity our investors participate in. Our financial management system partners with highly regulated third party e-wallet providers linked to established global banks that manage all accounts and transactions. Your security is our priority.

Each Sponsor that is managing a deal is required to provide regular reports and updates, which are uploaded onto our platform and made available to you through your portfolio. Our online communication system allows you to ask questions and engage directly with the Sponsors on each deal.

Like all investments, Real Estate investing carries a degree of risk. These include illiquidity (unable to sell your investment quickly), loss of capital (value goes down), failure of dividends (failure of investment to earn cash flow and pay regular returns). It should only form part a balanced investment portfolio and is targeted at investors who understand the risks involved and are capable of making their own investment decisions.

Wealth Migrate does not remove any of the risks that you may experience through direct real estate investing. Some additional risks are introduced as a result of you not having control over day-to-day decisions and the timing of your exit. An Affiliate Partner is a person or institution that promotes our digital marketplace to their network.  Affiliate Partners are not licenced financial service providers, and are not able to offer investors advice or market individual deals to their network.  They are only able to promote our service generally.
